Verdana Village and The Place at Corkscrew have both grown fast, and a lot of the homes in these Estero communities came with a pool as part of new construction. If you're a first-time pool owner, or new to owning one in this specific part of Southwest Florida, here's what tends to come up.

New-construction pools need a shakedown period

A newly built pool's equipment — pump, filter, salt system, automation — hasn't been through a full Florida season yet. It's worth having everything checked once the first few months of real use are behind you, since small installation issues (a loose fitting, an under-sized pump for the pool's actual volume) tend to show up early.

Estero's water and heat run hard on equipment

Southwest Florida's combination of heat, humidity, and near-year-round pool use is tougher on equipment than a lot of new owners moving from other states expect. Salt cells, pump seals, and heater components all see more run-hours here, which is part of why routine equipment inspection matters more than it might elsewhere.

HOA rules are worth knowing before you customize

Both communities have active HOAs with rules that can affect pool equipment — screen enclosures, visible equipment placement, and noise levels for pumps are common ones. It's worth checking before adding or replacing anything that changes the pool's footprint or the equipment pad's visibility.

Weekly service is common here for a reason

Between the heat, the storm season, and how much these pools actually get used, weekly service is less of a luxury here than in milder climates — it's closer to the baseline that keeps a new pool problem-free through its first few years.
